Tenant's Estoppel Certificate

1. Identification of Parties. [Name] (Tenant) and [name] (Landlord) have entered into a Lease dated [date] for [description of premises leased].

2. Tenant's Certification. Tenant certifies that:

a. The Lease is unmodified and in full force and effect.

b. The term of the Lease has begun, and rent payable under the Lease is accruing.

c. No notice of default or termination of the Lease has been served on Tenant under the terms of the Lease.

d. To the best of Tenant's knowledge, neither Tenant nor Landlord are in default under the Lease. In addition, Tenant certifies that no event has occurred that with the passage of time or giving of notice would constitute default under the Lease by either Tenant or Landlord.
